What the property & construction sector demands here

Selling a house in Heusy to a couple from Aachen, letting a flat to a posted worker, running a block where three languages cross: the Belgian property paper trail is long, and a misunderstood lease is contested two years later, when everyone remembers the conversation differently. Second homes in Spa, Jalhay and around the High Fens also draw Dutch and German buyers who sign without reading French.

The whole chain passes through our hands: energy performance certificate, soil attestation, meeting minutes and internal rules. The rebuilding and stabilisation works in the Vesdre valley add their permits, survey reports and settlement statements. For a document leaving the country, a title deed or a market value certificate, the sworn version is available, with the signature legalised where the receiving country demands it.

Since the Vesdre floods of 2021, claim and renovation files often move between an owner, an insurer and a loss adjuster who do not share a language. Adjusters' reports, compensation statements and contractors' quotations have to say exactly the same thing in both versions: those are the documents on which disagreements are settled.

Frequently asked questions

What does the notary require when the buyer speaks no French?

A sworn interpreter present at the signing, without whom the deed does not go ahead. Also plan for the preliminary agreement and its annexes to be translated beforehand: that is where the buyer discovers the easements, the charges and the conditions precedent, not on the day of the deed.

Does a lease need a sworn translation?

The law does not require one. But a tenant who has read the lease and the internal rules in his own language can no longer plead that he understood nothing, neither about the notice period nor about the charges. A standard translation does that job very well.

Can a managing agent hand you their general meetings?

Yes. Notices, agendas, statements of charges and minutes are handled within the statutory notice periods, and an interpreter can carry the session when co-owners live outside Belgium.

And the insurance documents after a claim?

We treat them as technical and legal translation at once. An adjuster's report contains costed items, references to cover and conclusions that bind: values and units are carried over exactly, and anything illegible is flagged rather than interpreted.
